The mechanical system is a boiler-less water source heat pump system with open crossflow cooling towers on the roof and pumps, filters, and separators on the first floor. The water source heat pumps are vertical / closet type with reversing valve, electric strip heat, and programmable thermostat. Water source heat pumps are provided to cool 100% outside air from ambient temperature to 75 degrees F at no more than 50% RH and to heat the air from ambient to 75 degrees F. The outside air for each unit is directly ducted into each individual condo to insure constant pressurization of the space, helping to facilitate a moisture free environment. Gas water heaters are installed in each condo for distribution of hot water.

Electrically, there are five feeds from the main distribution board. These feeds shall feed the House Power Distribution Panel in the main electrical room (this feed will be metered), the retail power distribution panel in Building A, and the residential loads consisting of a Building B riser, a Building C riser, and distribution panels in Building A. Each residential unit shall be equipped with a 175 amp, 120/240 volt, single phase power panel in the unit. All loads unique to a given unit (i.e. receptacles, lighting in the unit, kitchen loads, etc.) will be fed from this panel.
