We listen to you and translate your needs and requests into a complete Design Package for your project.  Our Basic Scope of Services include the following:

• Schematic Design Phase
  • Conceptual air conditioning systems and approximate capacities.
  • Conceptual electrical service, electrical distribution, and approximate service entrance capacity.
  • Conceptual plumbing systems.
• Design Development Phase
  • Further develop floor plans, diagrams, and schedules for the mechanical, electrical, and plumbing systems.
  • Develop preliminary Mechanical, Electrical, and Plumbing specifications.
  • Fire protection sprinkler system design will be accomplished with plan details and performance specifications.
• Construction Document Phase
  • Complete floor plans, sections, diagrams, and schedules from the Design Development issue.
  • Complete project specifications.
• Design Meetings
  • Attend design meetings and coordination sessions until construction documents are issued.
• Bid / Negotiation Phase
  • Attend sub-contractor interview sessions.
• Construction Administration Phase
  • Respond to RFIs during construction.
  • Review MEP submittals and shop drawings.
  • Make site visits during construction to observe progress of construction. These visits will be coordinated with the construction schedule.
  • Perform final walk-through and issue final punchlist.
